Guide to Buying Denver Property
Learn about our services for buyers.
There's a reason why so many people move to Denver each year and it can be summed up in a phrase: quality of life. With the Rockies in our backyard, Denver residents enjoy skiing, snowboarding, snowshoeing and a host of other winter sports. All summer long, residents enjoy hiking, biking, climbing, kayaking, camping, and more! Denver averages 300 cloudless days for every 365. The economy is strong and the entertainment options continue to grow. With seven professional sports teams, an aquarium, an amusement park, a flourishing downtown and an ever changing line-up at the Performing Arts Complex, the question is what should I do today?
With so much to offer it's no wonder the Denver real estate market has consistently appreciated for the past twenty years.

Buying a Denver Home
Getting Started
First, you may want to speak with a lender to get pre-approved for financing. Pre-approval will tell you how much you can afford, what your monthly payments will be, and what your financing options are. This way you'll have a true understanding of how much you can afford, and what housing choices are in your price range. To assist you with this process, PorchLight can recommend some great lenders to work with.
After learning about your financial situation, have a get-together with us. We'll listen to your plans and find out what kind of property you're looking for, whether it be a house, condo, or townhome. Tell us the vision you have for your new home. We'll discuss neighborhoods, amenities, and much more. We'll use our expertise to suggest areas or home styles that you may not have considered, but would suit your needs well. We'll make sure that you never regret not considering a certain neighborhood or style of home.
Learn the market
Once we have better idea of what you are looking for, we'll have a Market Education Day. Together we'll explore different Denver neighborhoods, including some you may not have thought about before. We'll look at an array of prices and home styles so that by the end of the day, you'll know what's available at your price point.
Then, let us do our homework. We'll scour the Denver MLS and preview all the properties that fit your criteria, and select only the best. We won't waste your time looking at homes that don't meet your needs. With help from the MLS (Multiple Listing Service), we'll make sure you see all the right properties, no matter who has them listed.
Make an offer
Once we find that perfect place, we'll do a comprehensive market analysis to make sure that what you offer for the home is a fair and competitive price. We'll show you the recent sales data and market trends so that you fully understand your new investment.
We will put together a contract that outlines the particulars of the transaction, including your offer price, closing date, inclusions and exclusions, and many more important details. Your offer to purchase is normally presented with a 1-2% deposit. This "earnest money" is commonly put into a trust account, and becomes part of your down payment at closing. We will use our extensive experience and negotiation skills to get the best deal for you
Simplify the transaction
Besides helping you find your dream Denver home, we handle the big picture and the countless little details including:
- Managing inspections
- Working with your lender and appraiser to make sure that your loan comes through in time
- Conferring with the title company about closing details, and the preparation of your settlement statement
- Making sure you receive a recorded deed and title policy
- Remaining your primary source of information and assistance, months, even years after your closing
The bottom line is that we won't sell you a property that we don't believe in. The reason? We want you to do business with us again, and for you to refer us to your friends!
